Roof, gutter and exterior maintenance for housing associations

We clean, protect and replace the outside of social housing across Hampshire and the South Coast, from a single block to a planned programme across your stock. Each property is priced, worked and reported on its own, so your asset records stay accurate.

What we do for social landlords

Our work is everything above head height and on the outside of the building: the roof, the gutters, the roofline and the walls. One team does the cleaning, the access and the replacements, so you aren't coordinating several contractors on the same address.

We work on houses, bungalows and blocks of flats, and we can combine services on one visit where a property needs more than one thing.

  • Roof cleaning, with an anti-fungal treatment to slow regrowth
  • Gutter and downpipe emptying
  • Gutter guards fitted to standard PVC gutters
  • Pigeon guards, including solar panel skirts
  • UPVC and render cleaning
  • Soffit, fascia and gutter replacement in UPVC

Planned and cyclical programmes

Most of what we do for landlords is repeat work: gutters emptied every year, roofs cleaned and then re-treated on a cycle. We work through a list of properties in an agreed order, grouped by area where we can so each day is spent working rather than driving.

You give us the addresses and the scope for each one. We survey before we price, agree the schedule with you, and keep each property's history so the next cycle starts from what we found last time.

  • Annual gutter and downpipe cycles
  • Roof cleans followed by top-up treatments, every one to four years depending on the roof and its surroundings
  • Guards fitted once, then checked on the next visit
  • Replacement work raised from what we find, and quoted separately

Working at height safely

We pick the access for each property at survey, not on the day. Low-rise work is usually done from Easi-Dec platforms, which reach about 6.5 metres, go up in under an hour and need no fixings into the wall. Taller buildings get scaffolding or a MEWP, and we use a gutter vacuum system where it means nobody needs to go up at all.

Every job is planned and set up to the Work at Height Regulations. We prepare a method statement and risk assessment for the work, and our trained team installs and takes down the access.

Reporting on every property

Each property gets its own record: before-and-after photos and a short written note of what we did, what we found and anything that needs attention. Slipped tiles, damaged gutters or signs of rot are flagged with photos, so you can raise the repair without sending someone out to look.

The report comes to you as a PDF.

Working around tenants

Your tenants are at home while we work, so we plan for them. They are told before we arrive, we knock on the day, and we let neighbours know we're there. Most of our work needs no access inside the property.

Platforms are set up and taken down quickly, mess is contained, and all waste leaves with us. Where an outside tap would help, we ask first.

We phone each tenant to arrange access at least 48 hours ahead, and more often than not the visit is booked a whole week in advance. If nobody's in when we call round, we leave a "sorry we missed you" card with our details so they can get in touch.

Pricing per property

Programme work is priced per property, from the survey and the scope you set. You see the cost of each address, so it can be charged to the right budget or block, and the programme can grow or shrink without the rest being re-quoted.

Access is priced into each property's rate. Anything we find that's outside the agreed scope is reported and quoted on its own, never done and added to the bill.

Our minimum order is £850 + VAT for a one-person team.

Compliance and credentials

We're Constructionline Gold and SSIP accredited, and our teams are IPAF trained for powered access and PASMA trained for mobile towers.

We carry £5 million insurance, and we're registered on the In-tend procurement portal.

Questions we're asked

Can you send insurance certificates and accreditations for our supplier checks?

We carry £5 million insurance, hold Constructionline Gold and SSIP accreditation, and our teams are IPAF and PASMA trained.

To confirm with Blue Shield: Which documents Blue Shield sends on request (insurance certificate, accreditation certificates, RAMS) and the accreditation numbers.

Are you on any procurement frameworks or portals?

Yes, we're registered on the In-tend portal.

Do you provide method statements and risk assessments?

Yes. We prepare them for the work before it starts, based on the survey and the access each property needs.

What happens if you find damage while you're working?

We photograph it and include it in that property's record. Small numbers of slipped or broken roof tiles can be replaced while we're up there; anything larger is quoted separately for you to approve.

Can you remove pigeons nesting on a block?

We clear old nesting material, disinfect the area and fit guards. Active nests are protected by UK wildlife law, so where birds are nesting we schedule the work for after the nesting season.

Are your staff DBS checked?

To confirm with Blue Shield: Confirm whether Blue Shield's operatives are DBS checked, and at what level.
